    This book is a good book, but the update is not needed. My friend next to me in class has the seventh edition of this text and comparing the eighth edition to the previous it is obvious that the publisher is just going after more money. So few pages have been updated, so few cases have been added, they could have easily issued a paperback supplement to the seventh edition and saved students money. Putting my objections to how the textbook industry operates aside, this book is a decent read. The authors do a good job of explaining the law and the cases are edited fairly well. I'm in my third year of law school and have had several different texts by now. I would place this one on the better end. The text itself - 7 of 10. Was it a necessary update - 0 of 10.

    This is a great textbook. It nicely balances foundational materials with the cases. The layout of the book makes for an easy outline. The rules are clear and thoroughly laid out in each section - I barely needed the supplements I bought.

    I looked at someone's outline based on the last version of the text and there were a lot of cases that were missing and UPC sections that were incorrect. I did not compare books side by side but my prof. focused a lot on the things that have recently changed so the old version of the text would not have been that helpful for our class. ... Read more

    The only book on tax deductions just for landlords. This is important because the tax laws of the US are so complex that it takes a specialized book (written in plain English) to cover a specialized area like this. For instance, changes in the tax law in 1999 made it easier to take the home office deduction and harder for the IRS to successfully object. BUT the IRS doesn't go out of its way to encourage landlords to take the deduction. Indeed you won't find a single word about it in any IRS publication or form. In this book there is a chapter on just this subject, and it includes such details that as defining when travel from your home office to your rental property is or is not deductible.

    This is the kind of detail that this book goes into. It is specific to landlords so eliminates all of the other material that is just in the way when you read it. It also includes access to a web site that updates this book with any changes in the law that affect the current edition of the book.

    Basically this tells you all that you need to know, and it is almost guaranteed to let you find deductions you would otherwise have missed.

    I'm a beginner landlord and I found this book easy to read and comprehend. Tax books are not the most exciting of reading material, so I'm only 1/4 of the way through it, but I have learned so much from it so far. I bought the book at the end of the year to prepare myself for taxes. I wish I bought it sooner, because there is many deductions that I could have taken. But it's a little late in the year now and the reciepts were trashed, so I loose there. Great book for first timers and I will probably need to refer to this book as I move into the next tax year.

    I have been sorely disappointed with Nolo's recent books. The books for legal issues for individuals are full of cliches, surface advice, and are generally very thin. I really get the sense Nolo is rushing items to market, with little concern for quality.

    But this one is an exception, perhaps because it is a professional topic. My biggest complaint is that Nolo intentionally breaks up information to force you to buy multiple books, even though there is tremendous overlap (Every Landlord's Legal Guide, the Landlord's Law Book, First-Time Landlord, etc). So if you buy more than one book, you will definitely be getting redundant information. And, unlike other series (such as the Dummies Guides), they make no effort at all to include all pertinent information in just one book.

    My other suggestion is, if your fairly new to small business &/or real estate taxes, trying this book: Loopholes of the Rich. The book is mostly a rant about taxes, and a history of legal tax evasion ... but the last chapter contains a huge list of tax deductions for investors and business owners, that almost everyone overlooks. And, there are plenty of used copies available for just pennies (plus shipping). Or, since the important part is only about 10 pages long, maybe you can just use the "Look Inside" feature and copy down anything that is relevant to your situation.

    I would say that this book is a bit wordy, and most of the chapters are simply not applicable to most real estate investors. And I will add that most of these issues can be researched easily online. But for a 1-volume reference, this is pretty comprehensive.

    After receiving a limited release for his book, I believe that this is an excellent book that will save you tons of money on taxes while avoiding bad lawsuits. I believe that this is a book for every apartment building owners, on-site managers, and property managers. It describes how to screen and choose the best tenant, write a lease and hire a trustworthy property manager. This is really a basic comprehensive reference for thos who are real estates. This should be a required text for every landlord. I treated this book as though, it was my 'Holy Bible!' It's really that good! Recommended!

    I purchase this book simply because I really want to know how to fill out the Sch E for rental property. This book is very very informative and useful. It answers a lot of my questions such as depreciation, travel cost, etc..

    This book should be reduced by half in size. I have found many repeats, lenthy descriptions for easy-to-understand subjects, and hard to separate important issues from trivia. To be fair, I learned what I need from the book, but spent more than necessary in time and energy to sort out weeds from goods.

    I am surprised to find so many positive comments for the book, which make me suspicious to buy other books based on them.

    As a Certified Public Accountant and (albeit) not one who specialized in Taxes, I find this guide to be an extremely useful resource for landlords. The more you know the more you can assist your tax preparer. Knowing what you can deduct and keeping the proper records can be invaluable. While this guide is updated annually you should only have to read it thoroughly once, you can get annual updates at [...].
    I highly recommend this guide for every person who has rental property or is thinking about getting into the rental property business.

    This book provides information about various tax deductions available for landlord and their related rules.
    The chapters are organized by different types of expenses/deductions.
    It provides examples and is easy to understand.
    Because there are many rules to those deductions potentially available, it's very helpful
    to read a book in order not to miss a deduction or make a mistake on the tax preparation.

    Absolutely critical in knowing how to plan for taxes. Definitely keep it on my bookshelf and will reference throughout year.

    Pros:
    Written in plain everyday English
    Gives lots of details and advice. Has multiple in depth chapters on topics like depreciation so you can dive deep, but also does a good job breaking topics into good categories so you can skip around.
    Fully prepares you to fill the schedule E form
    Includes a walkthrough line by line of the form

    Cons:
    No worksheets to help walk through calculating deductions. The book tells you what you can deduct, you still have to do the math.
    A select few small pieces of advice not in agreement with my HRBlock tax advisor (for example - HRBlock still recommends filling electronically, not via paper while the book suggested the opposite).

    It hard enough when your parent unexpectedly dies and you discover you are the executor of the estate. There are so many questions and so little time. This book is a godsend. It covers everything you need to know from the moment your loved one passes. It describes step by step, in plain english fashion, what needs to be done in the first week, the first month, and in the future. Everything from death certificates, to funeral arrangements, to claiming life insurance, and, of course, dealing with the estate. It's all in this book. It is your one-stop resource for unbiased, easy to understand, how-to information. This is THE book to have even if you are not an executor. It will help your entire family. It answers so many questions and takes the mystery out of settling an estate. It's like having an estate attorney in the family. It has helped my family tremendously.

    Books from Nolo Press have always been easy to understand and use. This book is no exception and contiunes their fine tradition of making legal processes accessible to ordinary folks like you and me.

    An excellent guide for those of us struggling to manipulate the legal maze of probate. After having read the book, I was able to avoid asking as many questions of an attorney resulting in savings to the estate of hundreds of dollars. More importantly, I was able to deal with heirs and family members in a fair and intelligent manner. No one has been able to complain of things not being explained clearly or of the process moving too slowly. I would recommend the book to anyone who is about to administer an estate.It is a great tool for an heir or family member who simply wants to be better informed.

    This book does a fine job of providing a basic overview of all steps of the probate process and for settling a trust. It is well organized, easy to read, and provides good sources of additional information.

    However, it does not provide advice on how to handle semi-complex situations that often arise during probate or while managing a trust. While very complex questions of law should be left to professionals and not hastily discussed in a do-it-yourself book, some treatment should have been give to such things as how to deal with banks and other holders of property who do not recognize the authority of the trustee or executor or what to do to settle disputes with an attorney-in-fact under a durable power of attorney or between co-trustees.

    I purchased this book because I was looking for a good guide for a trustee who was managing a living trust for a trustor who was declared incompetent. This is an increasingly common situation and the book completely ignores it, instead only discussing trusts in the context settling the trust or a deceased trustor-- as the title of the book suggests.

    This book is great starting point, but if the estate or trust you are settling is not perfectly planned and drafted, you will likely still need the help of a professional.

    Despite the shortcomings, I am yet to find a better guide. I would give it 3.5 stars if I could.

    I discovered this book in the our city library, and decided to purchase it as I felt that it would be very useful. It covered most of the areas of information an Executor or Trustee would want to know. My neighbor also read the book and some of the subject areas made her decide to go back to an attorney with more questions concerning her current Trust.

    I would highly recommend this book for individuals who may become Executors or Trustees. It covered information in a simplistic manner in lieu of using lawyer language. It also covers tax ramifications but is not the basic goal of this helpful publication.

    I purchased this book in June 2006 along with another Nolo publication called "Get It Together: Organizing Your Records for Loved Ones". Both books offer a treasure trove of information, resources, forms, websites, government agencies, etc. to plan the nuts and bolts of your estate should there be an unfortunate call from the grim reaper for you or close relatives or friends.

    I feel such a sense of freedom and security knowning all my affairs are in order should I be involved in an accident, be incapacitated or die. In addition, I have educated myself now in a cogent state of mind. The Executor's Guide covers a lot of territory, so you do not what to be learning what to do under emotional and tragic circumstances if at all possible.

    Just by looking at the Table of Contents alone, I think it's safe to conclude there will be a number of chapters of where you will have a basic understanding of the title, but lack a more detailed appreciation of the subject matter. All materials are presented in a down to earth style with hints, tricks and traps to avoid along the way.

    Executor's Guide is at it's greatest when discussing an event or responsibility, who does and doesn't need to be involved, discussing the legal ramifications and how the legal system works generally with respect to the event and the next steps to take. Please pickup this excellent resource you can share with others in your family or friends, so you can effectively deal with someone's estate if you are asked and learn some tips to manage your own records.

    I read this after also reading the similar Dummies book, and the good thing was that I learned some aspects of managing a Trust from each source. However, this book was lacking in a lot of the details that I'm still trying to fill in, especially dealing with certain tax issues. And, a bit shamelessly, this book promotes a whole line of other Nolo books to buy to fill in these gaps, which in the end you probably need about 3-4 other books, and another $100 or so. I do think the general information given was good, it obviously doesn't address each and every detailed situation that arises.

    I still haven't found a really good source for guidance on bookkeeping/accounting, and there isn't really any software package that I've found that addresses managing a Trust which must make distributions to more than one beneficiary, which means either I haven't been looking hard enough (though I've tried) or that this is such a niche need that it doesn't exist (which is hard to believe).

    Between this and the Dummies book (Estate and Trust Administration for Dummies) I'd actually recommend the Dummies book over this one.

    I would recommend The Executor's Guide not only to people who have been (or expect to be) named executors, but to anyone preparing a will or living trust. One of the most valuable chapters, in fact, is designed to help a future executor, by listing information he or shw would need to settle your estate -- bank accounts, location of vital records, etc. For those who are about to go through probate or distribute property held in trust, the book literally gives step-by-step instructions, all with a minimum of legalese and jargon. My only criticism is that some ideas -- even whole paragraphs -- are repeated in different chapters. But if you don't intend to read the book cover to cover, that wouldn't be a problem (and it might not bother you even if you do).

    On almost every page we are reminded that we must be honest. Give me a break. On the other side of the detail spectrum, there are a lot of dead ends, e.g. where one must fill out a form, but not send it to anyone. The main thing this book did for my cluster of heirs was put us all into a frame of agreement, i.e. we all bought the book, so we all had the same information. If the executor was not keeping up with something, the rest of us knew to send a reminder. But in the end, we decided to hire a lawyer to do the job. He knew a lot of stuff that wasn't in the book.     I've reviewed three Nolo books now and all three have done a wonderful job of translating complicated legal mumbo-jumbo into readable material regular folks can understand. They may not replace the advice of a lawyer in my opinion, but perhaps I'm just a wimp. I was a little apprehensive of a book publisher of this caliber teaming up with USA Today as I consider their newspaper the sort of thing people read when they don't want to learn anything. Still, in a strange way, the combination works rather well. Nolo provides the information and the pages are sprinkled with interesting factoids or Snapshot Pictures to keep the material from getting too dry and putting you to sleep. It makes the entire book reader-friendly while still providing a valuable source of info.

    Here are the different chapters:

    Like other Nolo books, First-Time Landlord provides a step-by-step guide to the process of purchasing an investment property from start to finish. UNLIKE other Nolo books, First-Time Landlord does not provide a reference guide containing the various laws in the 50 different states that will impact you. Instead, you will frequently get phrases like, "check state law", that tend to get annoying. Even worse, they often don't provide suggestions as to which state department or authority we should talk to. Those blue pages in the phone book get larger every year and it's difficult to play the runaround game with state workers when we don't know where to begin. It's a significant omission and I hope it's updated in future editions, but it's my only gripe. Otherwise, any potential landlord will want to read this book first and I'm still giving them five stars for the info and layout. Nice job, Nolo.

    This easy-to-read book goes over the basics of renting out a single family home. Most of it is easy to understand and reading the book will provide one with a good base of information.

    I was disappointed that this book didn't mention anything specifically related to renting out a part of owner-occupied property and how that situation might be similar to or different from renting out an entire house. Also, the discussion on depreciation of investments and what impact that will have at the time of sale was not well explained.

    This is a good book to read for some initial information, but you'll probably need to consult other sources as well.

    I bought this book when starting a rental business. This book is eye-opening, really. I surprised my real estate agent. It gives many hands on details as well as resource for further learning. It is a small book so don't expect it to help you make million dollar decision, however, for a small rental business in initial stage, this is pretty much all you need. This book also helped me avoid a few costly mistakes. It is also very easy to read.
    What can be a better compliment than simply saying: I read it and I am making money following it's advice!

    Much of this book is common sense, but coming in at almost 300 pages plus the index, there is a wealth of information in here.

    USA Today, in a joint effort with NOLO takes readers by the hand and explains in simple language the business of becoming a landlord. The graphics were well-placed, interesting, and informative.

    Some of the things in the book appeared to be silly & unnecessary (such as don't hit your tenant, page 199). Other information was very valuable, such as providing accommodation for disabled persons, checking tenants credit (it says you don't need their permission!), and checking the sex offenders database. I also liked the staging checklist, but the book is full of checklists and bulleted lists that help to ensure you are covering your bases.

    Overall, it was a very informative read and should be useful for new landlords.

    This is an excellent book, but be aware that it serves as an "advertisement" for other NOLO books. It would be nice if it contained more legal information instead of recommending (repeatedly) the purchase of additional books from the same publisher.

Many things seemed to me to be common sense but it nice to confirm I was thinking correctly. The worksheets and checklists are very helpful.     I've been meaning to move closer to my work for years; with the collapse of real estate prices, buying a second property and keeping my current house as a rental has become a viable option, but I know nothing about being a landlord, so I was quite intrigued to find this book.

    I was expecting a painfully dry and boring read, so I was very surprised to find out a very pleasant, friendly primer on the benefits, risks and responsibilities of being a landlord.
    The book is logically organized into a dozen sections addressing all aspects of owning rental property such as preparing a lease, picking the right tenant, dealing with difficult ones, hiring a property manager, etc... and features a full index. The layout is airy and attractive, and the writing simple and easy to understand.

    I'm still worried about this new venture, but at least now that I've read this book, I feel prepared. Although it certainly does not contain all the details and information you could possibly want, it teaches you the basics so that you know where to go for further information. It's not only thorough, but also pleasant to read, and that's quite a feat considering the topic. Very highly recommended.

    Invaluable and timely guide for those considering renting out their property in the troubled housing market of mid-2009. Though we are not yet renting our property, this book made us much more confident about our decision to rent and what would be involved. Special attention is given to "first timers" so the text is not overly complicated or full of intimidating jargon. After you have digested this one, pick up "real estate investing for dummies". A bit more in depth and a good follow up to the "first time landlord".

    This is one of the NOLO series of real estate self-help paperback books, arranged in conjunction with USA Today.

    In 300 paperback pages, this book covers all the basics of being a first-time landlord, from making that initial decision to rent out the property---the pro's and con's---, to marketing the property for rental, and then to the actual landlord activities. These include tenant screening, the rental agreement paperwork, tax deductions applicable to renting property, legal issues such as landlord liability and insurance, and also the problems in dealing with maintenance and repairs, and then, dealing with the "difficult tenant". It includes a chapter on the pro's and con's of hiring a property manager, and even the possibility of eventually deciding to stop renting and the process of readying to sell the property.

    The book is filled with actual anecdotes of specific problem situations, as well as side-bars/boxes with additional points of interest or points of note, as well as "USA Today Snapshots" of statistical information, which help emphasize specific and sometimes cautionary messages, and enable the book to function in a more "user-friendly" fashion.

    A list of additional resources of information, including on-line services and references, would have been a good addition.

    Overall I found the coverage of each topic to be quite useful, and especially strongest in the legal section.

    The only drawback is in the maintenance/repair section, where a more detailed run down of potential problems and how they can be dealt with, with greater specificity, would have been better. But that however would have entailed a much longer book...

    Overall, this is recommended as a useful guide to anyone contemplating starting up as a new landlord, and also useful for filling-in the gaps in knowledge (especially the legal pitfalls) for the experienced landlord. ... Read more

    I don't really consider this a work of fiction, and neither does the author. It is in a fiction format, but its primary purpose is to make the case against protectionism, and for free markets. Roberts does this beautifully, raising and dismissing almost every argument for protectionism, and doing this with charm, wit, and almost a complete lack of venom.

    The story follows the time-traveling journey and conversation of Ed Johnson (a businessman looking for protection form Japanese competition) and his guardian angle David Ricardo (modeled after the little-known economist.) Together they travel to the future, back to the past, and through alternate timelines to demonstrate Robert's point.

    Through this journey, Ricardo corrects some critical mistakes in economic theory; such as the `zero-sum theory', misconceptions on the nature of supply and demand, the role and meaning of wages and `real' wages, the mythical "dangers" of a trade deficit, what imports and exports really are, and most of all, dismisses the myth that trade with other countries hurts the American worker overall (which he admits, in a smaller sense, it sometimes does.)

    The book takes some leaps of logic, which the author fully admits in the back of the book; such as the town of Star (Ed's hometown) being unchanged in the `protectionist' universe. These little plot devices are not meant to represent reality, but demonstrate more abstract points, in that sense, it is more like a metaphor.

    Overall, the book makes one of the strongest cases ageists the practicality of protectionism that I have ever heard. He also fits some talk as to the moral case against it, that it is really an issue of freedom, and no one person has the right to force another in to a certain kind of behavior (A.K.A., buying American products) and that "America" is all about dreams and growth, something not very possible in the protectionist world

    My only complaint would be that I wanted more elaboration on some sections of the `conversation'; such as the `dumping' segment. Robert's makes a good case that dumping is not really practical for anybody, that the `dumper' would have to make up for lost profits from lowering their prices. What I don't understand is....what if a company could cover their lost profits in profits from another product, or section of their company (Such as a department store lowering prices on televisions and allowing the produce-department to cover the loss.) I wish Robert's would have gone in to slightly more detail.

    There are several section of the book like this; but I want to make clear is that Robert's never claims that this is the ultimate source for `anti-protectionist' arguments, he even suggests further reading in the back of the book, something all reasonable people should do if they are truly interested in understanding the complexities of economics.

    I love Robert's style of writing, his books are not just informative, but entertaining, something very hard to achieve for this subject matter. The book was good enough that I ordered His other book, The Invisible Heart, form Amazon. After seeing what he did to It's a Wonderful life, I can't wait to see what he does for a romance novel.

    This is the third edition of Roberts' novel about the benefits of free trade, using "It's a Wonderful Life" as his template. David Ricardo "touches down" from heaven to earth (like Clarence), to help convince Ed (George Bailey) that he should not support protectionism. The previous versions focused more on threats that were perceived from Japan and Nafta. Here, Roberts uses India and China as his examples.

    To me, one of the most appealing things about Roberts' work is his honesty. He doesn't pretend that economic change doesn't hurt, but he also focuses on the benefits in the longer term. He writes in such a pleasant style that economics becomes accessible to people who are "math phobic."

    His other book, The Invisible Heart, is at least as good as this one.

    A great narrative of Free Trade. Lays the argument in support for free trade out in one of the simplest ways it's hard not to understand this topic that so many have trouble understanding. The examples and story surrounding the benefits of free trade and the detriments of protectionism are kept simple, so one can understand the logic behind Free Trade. Sticks to the basics and stays away from the advanced theories behind International Trade and Economics, but still provides significant empirical evidence. Easy read and a great book.

    Russell Roberts has taken the concept of free trade and made it understandable. I originally purchased this book for my college International Economics class, but it would work for high school economics classes as well. It is easy to read and has well rounded characters. As a future educator I would certainly recommend this book.

    The Choice was a quick read (3 nights or so), but presented a fairly controversial topic (trade vs. protectionism) very neatly. The main example in the book and other small examples throughout are varied enough to be "close to home" for a wide audience. I picked this book up after listening to a few of Mr Roberts' fantastic EconTalk podcasts. Highly recommended to anyone with even a passing interest in economics or decoding things like the "Trade Deficit."

    I am a software contractor looking at incorporating. I had looked at LLC options, but some clients require incorporating, so that was ruled out. My best route seemed to be S-Corp. This book answered most of my questions. The "Incorporating Your Business, for Dummies" was pretty good, but not as good as this book. This book has a lot of details and laid some of my worries to rest. It will also save money with your professional team (attorney, accountant) by answering simple, but essential, questions. Definitely worth the money.

    After surveying most of the small biz books out there, this is the far and away the best. Fishman claims his focus is on sole proprietors in a service business (in part to not compete with Steingold's Nolo Press book on small biz which isn't nearly as good). Even if you have an inventory based biz, 95% of this book is still extremely helpful. It covers the widest rage of topics and in more depth and with better organization than any other book on the subject. You won't need many other books except maybe something specific for taxes (do not get Nolo's Tax Savy book -- its very superficial; I really haven't found a tax book that I like yet). If your business will be very large and complex (and especially if it will involve other investors, complex financing, employees or IP) also get the Entrepeneur's Guide to Business Law by Bagley and Dauchy.

    A potential employer asked that I incorporate my freelancing business before they start sending me jobs. I wanted to do some research on the pros/cons of incorporating, what kind of start-ups costs this would entail, and what kind of corporation I should be. At first, the whole process of incorporating sounded like a huge money burden on my part--with filing fees and taxes--but this book has helped me sort out the issues and provided detailed information about the different ways to incorporate--sole proprietorship, LLC, S-corps. Although I haven't yet decided which path I will take, this book has made the jump to freelancing, and self-incorporating, less scary.

    Not only do I understand my choices better, but I also now understand the different structures for businesses and their tax responsibilities. Great distillation of information! The copies of tax forms in the back are also a great reference. Highly recommended.

    Plenty of books impart the basics of how to work independently - but too few include all the legal tips, tricks and traps involved. WORKING FOR YOURSELF: LAW & TAXES FOR INDEPENDENT CONTRACTORS, FREELANCERS & CONSULTANTS covers everything from setting appropriate fees and understanding how and when taxes are paid to limiting liability and getting paid. Record-keeping processes are simplified with sample logs and entry advice, chapters on how the IRS defines an independent contractor versus a paid employee are essential keys to keeping independent status, and advice on pricing and insurance offer key strategy-oriented tips and approaches. A 'must' for any who would work independently.

    This seems to be a rewriting of the author's former book "Wage Slave No More : Law and Taxes for the Self-Employed". Following the same steps, his writing is clear and focused. The number of independent contractors and freelancers in the IT market has increased considerably in the past years. But not at all their awareness about law and taxes. That is where this book will prove to be useful, not only financially, but also towards better career planning.

    I purchased the book since my employer explained that I will become an independent contractor for 2007. The book explained everything about being a contractor and how to stay in line with paying the taxes, how to protect my self employed status, what deductions I can take, and what forms and agreements I should use. I found it very informative and would recommend it to anyone who wants to understand the world of self employment.

    As with any reference work, you would use it for something like drawing up a client agreement, finding out details about business taxes, or perhaps you might just utilize one of the many example forms that are provided in the back of the book.

    "Working for Yourself: Law & Taxes for Independent Contractors, Freelancers & Consultants" is a well-written and very comprehensive book on the subject of self-employment. It includes 21 chapters, and covers almost every aspect of working for yourself, such as the Good, the Bad and the Ugly, choosing legal form and name of your firm, home office or outside office, licenses, permits, and ID numbers, insurance, pricing and getting paid, taxes, employees and independent contractors, record keeping, accounting, retirement options, copyrights, trade secrets and patents, client agreements, further resources, forms and documents, and sample agreements.
    Anyhow, this is not a book you will read cover to cover, but is very well-written and laid out guide. The only drawback to the book is that there appears to be no link to the sample documents used in the book. I checked the Nolo website and was unable to find downloadable documents used in the book. However, Nolo does sell legal forms on their website.
